Living in Wendell, NC: The Complete Guide to Buying a Home, Growth & Real Estate
Living in Wendell, NC: The Complete Guide to Buying a Home, Growth, Real Estate and What’s Coming Next
Wendell, North Carolina has become one of the most important emerging real estate markets to watch in the Raleigh area. Located in eastern Wake County, Wendell combines new construction, the master-planned Wendell Falls community, a historic downtown, access to I-87, Wake Tech’s growing Eastern Wake Campus and significantly more development than many Triangle buyers realize.
The growth is measurable. According to the U.S. Census Bureau, Wendell’s estimated population reached 19,687 in 2025, compared with a 2020 population estimates base of 9,841. That represents 100.1% population growth in roughly five years.
For homebuyers, that creates an interesting question:
Is Wendell still early enough to offer opportunity or has everyone already discovered it?
As a Triangle real estate broker, I believe the better question is whether Wendell fits your budget, commute, lifestyle and long-term plans. Growth creates opportunities, but it also creates construction, traffic, new housing supply and other tradeoffs buyers need to understand.
Here is what you should know before buying a home in Wendell, NC.
Where Is Wendell, North Carolina?
Wendell is a town in eastern Wake County, east of Raleigh and near Knightdale and Zebulon.
The town has direct access to the Raleigh area through I-87/U.S. 64/U.S. 264, making it part of the broader Triangle commuter market.
That location is important because Wendell offers something increasingly difficult to find closer to the center of the Triangle: a combination of established neighborhoods, new construction, master-planned development and a traditional small-town downtown.
But location should always be evaluated based on your actual commute.
A buyer working in downtown Raleigh has different needs from someone commuting to Cary, Research Triangle Park, Durham or Chapel Hill.
Local advice: Before buying in Wendell, drive from the neighborhood you are considering to your workplace during your normal commuting hours. Mileage alone does not tell you what living with that commute will actually feel like.
How Fast Is Wendell, NC Growing?
Wendell's recent population growth has been extraordinary.
According to the U.S. Census Bureau, Wendell had:
| Population Measure | Wendell, NC |
|---|---|
| 2010 Census | 5,845 |
| 2020 Census | 9,793 |
| 2020 population estimates base | 9,841 |
| 2025 population estimate | 19,687 |
| Growth from 2020 estimates base to 2025 | 100.1% |
Source: U.S. Census Bureau QuickFacts, Vintage 2025 Population Estimates.
Put simply, Wendell's estimated population has approximately doubled since 2020.
That matters for real estate because population growth creates demand for more than houses. New residents also need roads, schools, restaurants, healthcare, retail, recreation and local services.
But there is an important distinction:
Fast population growth does not guarantee home-price appreciation.
Population is one component of housing demand. Mortgage rates, employment, inventory, new construction, household incomes and the broader economy also influence home values.
That distinction is especially important when evaluating a rapidly developing community like Wendell.
Why Is Wendell Growing So Quickly?
There isn't one single reason.
Wendell's growth is being supported by several changes happening simultaneously:
-
Expansion of the Raleigh metropolitan area eastward.
-
Large-scale residential development.
-
Wendell Falls and its amenities.
-
Continued new-home construction.
-
Wake Tech's Eastern Wake Campus.
-
Commercial and mixed-use development.
-
Access to I-87.
-
Regional transportation investment, including Complete 540.
-
An established downtown that gives the town an identity beyond new subdivisions.
That combination is what makes Wendell more interesting than simply looking at its population number.
Wendell Falls: A Major Driver of Wendell's Growth
It is difficult to talk about modern Wendell without talking about Wendell Falls.
Wendell Falls is a large master-planned community covering more than 1,100 acres. The community has added thousands of homes to eastern Wake County and has become one of the area's most recognizable new-construction destinations.
What Is a Master-Planned Community?
A master-planned community is a large development where housing, recreation, green space, amenities and often commercial areas are planned together.
Instead of building only houses, developers attempt to create an interconnected community.
For homeowners, that can mean access to amenities such as:
-
Walking and biking trails
-
Pools
-
Fitness facilities
-
Parks and playgrounds
-
Community gathering areas
-
Restaurants and retail
-
Organized neighborhood activities
Wendell Falls includes more than 10 miles of trails as well as recreational amenities and its commercial center, Treelight Square.
Why Does Treelight Square Matter?
Treelight Square helps distinguish Wendell Falls from a conventional subdivision.
Restaurants, businesses and services located within or adjacent to residential development reduce the separation between where people live and where they spend time.
That creates a more mixed-use lifestyle.
For buyers comparing Wendell Falls with other new-construction neighborhoods around Raleigh, the question isn't simply:
“Which builder has the house I like?”
You should also ask:
“What will living in this community actually be like five or ten years from now?”
That includes understanding the amenities, HOA, future construction, commercial development and neighborhood plan.
Historic Downtown Wendell Gives the Town a Second Identity
One reason I think Wendell deserves more attention is that it isn't entirely new.
A few minutes from newer communities such as Wendell Falls is Downtown Wendell, with locally owned businesses, historic buildings and an established town center.
That creates an unusual combination.
New Wendell
New construction, master-planned neighborhoods, expanding commercial development and new residents.
Historic Wendell
An established downtown, older neighborhoods, local businesses and a traditional small-town identity.
You can build another subdivision.
You cannot instantly build an authentic historic downtown.
For homebuyers, that doesn't guarantee appreciation or make one neighborhood better than another. But it does give Wendell a sense of place that some newer suburban areas lack.
The Town of Wendell's long-range planning also identifies downtown vibrancy and continued mixed-use development as priorities.
Wake Tech East Is Bringing Higher Education to Wendell
Another important development is Wake Technical Community College's Eastern Wake Campus.
Wake Tech opened the 106-acre campus in Wendell in April 2024.
The campus is designed to support academic programs, workforce development, public-safety education and technical training.
Wake Tech has also continued investing in advanced technology education at the campus, including programs connected to areas such as:
-
Robotics
-
Automation
-
Mechatronics
-
Mechanical engineering
-
Advanced manufacturing
-
Biopharmaceutical training
Additional campus development has continued into 2026.
Why Does Wake Tech East Matter to Wendell Real Estate?
A college campus does not automatically make nearby home values rise.
What it does represent is long-term institutional investment.
A growing college campus can bring students, faculty, employees, training programs and economic activity into a community.
It can also help build a workforce for employers considering eastern Wake County.
That is an important distinction for Wendell.
The town's growth is no longer solely about building more houses.
Wendell Is Adding More Commercial Development
For years, many communities outside Raleigh functioned primarily as bedroom communities.
What Is a Bedroom Community?
A bedroom community is a residential town where many residents commute elsewhere for employment, shopping or entertainment.
As Wendell grows, the town is working toward supporting more economic activity locally.
One project worth watching is the Wendell Commerce Center, a planned development of approximately 257 acres near the Wendell Boulevard/I-87 area.
Planning documents have included a mix of potential uses such as:
-
Commercial space
-
Office development
-
Residential development
-
Industrial or employment space
This does not mean every proposed component is already built.
That distinction matters when evaluating future development.
Proposed, approved, under construction and completed are four different things.
Buyers should never purchase a property based solely on a rendering or proposed development plan.
But the scale of planning underway around Wendell provides useful context for where eastern Wake County may be heading.
Is Wendell, NC Affordable?
This is one of the questions buyers ask most frequently.
The answer is:
It depends on what you're comparing.
Historically, eastern Wake County has offered buyers different price and housing options than many areas closer to Raleigh and western Wake County.
But saying “Wendell is cheaper” is too simplistic.
There are several different Wendell housing markets.
You might find:
-
New construction
-
Existing single-family homes
-
Townhomes
-
Homes in master-planned communities
-
Older homes near downtown
-
Properties with larger lots
-
Luxury new construction
A newer home in Wendell Falls should not automatically be compared with an older resale home elsewhere simply because both have a Wendell mailing address.
How Buyers Should Compare Wendell With Raleigh, Cary or Apex
Instead of comparing citywide median prices, compare similar homes.
Look at:
-
Property type
-
Square footage
-
Number of bedrooms and bathrooms
-
Age and condition
-
Lot size
-
HOA dues
-
Amenities
-
Property taxes
-
Builder incentives
-
Commute
-
Recent comparable sales
What Is a Comparable Sale?
A comparable sale, often called a “comp” in real estate, is a recently sold property similar to the home you are evaluating.
Comparable sales help buyers and real estate professionals determine whether a home's asking price makes sense based on actual market activity.
That information is more useful than simply knowing the median price of an entire town.
Wendell vs. Zebulon: Which Is Better?
Buyers considering Wendell should almost always look at Zebulon as well.
Zebulon is immediately east of Wendell and is another growing eastern Wake County community.
Neither town is automatically better.
They offer different combinations of housing, neighborhoods, new construction, commute and price.
| Factor | Wendell | Zebulon |
|---|---|---|
| County | Wake County | Wake County |
| Raleigh-area access | I-87 corridor | I-87/U.S. 264 corridor |
| New construction | Significant | Significant |
| Established downtown | Yes | Yes |
| Major master-planned development | Wendell Falls | Multiple developments |
| Housing choices | New + resale | New + resale |
| Best approach | Compare individual homes | Compare individual homes |
For buyers, I recommend comparing Wendell, Zebulon and Knightdale rather than deciding on a town before looking at the actual inventory.
Sometimes moving your search radius only a few miles can materially change what you can buy.
What Are the Downsides of Living in Wendell, NC?
No relocation guide is useful if it only tells you the positives.
Wendell's rapid growth comes with tradeoffs.
1. Traffic
More residents mean more cars.
Road capacity and intersections can take longer to improve than neighborhoods take to build.
2. Construction
If you buy in or near a growing community, construction may remain part of your surroundings for years.
3. Commute Distance
Wendell can work very well for some Raleigh commuters.
Someone commuting regularly to RTP, Durham, Chapel Hill, Cary or other western Triangle destinations should evaluate the drive carefully.
4. Continued Housing Supply
New construction creates choices for buyers, but it can also create resale competition.
If builders are still selling new homes nearby when you decide to sell, your resale home may compete with builder inventory and incentives.
5. Growth Can Change the Town
The Wendell someone moved to ten years ago is not the Wendell of today.
And today's Wendell will probably look different ten years from now.
Buyers who specifically want a very small, quiet town should understand that continued growth may change some of the characteristics they currently like.
How Will Complete 540 Affect Wendell?
The Complete 540 project is one of the most significant transportation projects underway in the Triangle.
According to the North Carolina Department of Transportation, Complete 540 will extend the Triangle Expressway to the existing I-540/I-87/U.S. 64/U.S. 264 interchange in Knightdale, completing the outer 540 loop around the greater Raleigh area.
Phase 1 opened in September 2024.
Phase 2 is under construction and is currently scheduled for completion in 2028.
Does I-540 Go Directly Through Wendell?
No.
This is an important misconception.
Complete 540 connects to I-87 in Knightdale, west of Wendell. It does not run directly through downtown Wendell.
However, because Wendell is connected to the region through I-87, changes to the larger transportation network may affect how residents move around the Triangle.
The actual benefit depends on where you travel.
Someone commuting south toward Garner or Clayton may experience the project differently from someone commuting to RTP.
Transportation infrastructure should therefore be viewed as a regional connectivity improvement—not a guarantee that every Wendell commute becomes dramatically shorter.
Is Wendell, NC a Good Place to Invest in Real Estate?
Wendell deserves consideration from real estate investors because of its population growth, residential development and expanding infrastructure.
But growth alone does not make a property a good investment.
A rental property should work based on its numbers.
Before purchasing an investment property in Wendell, calculate:
-
Purchase price
-
Financing cost
-
Expected rent
-
Property taxes
-
Insurance
-
HOA dues
-
Property management
-
Maintenance
-
Capital expenditures
-
Vacancy
-
Expected monthly cash flow
What Is Cash Flow?
Cash flow is the money remaining after rental income is collected and the property's expenses and financing costs are paid.
Investors should also evaluate competing rental inventory and new construction.
A rapidly growing market can create demand—but it can create supply at the same time.
That is why I would never recommend buying a Wendell property based only on the assumption that “prices are going up.”
Will Wendell Home Values Increase?
Nobody can responsibly guarantee future home appreciation.
There are several measurable reasons to pay attention to Wendell:
-
Population growth
-
New residential construction
-
Wendell Falls
-
Wake Tech's Eastern Wake Campus
-
Commercial development
-
I-87 access
-
Complete 540
-
Continued Triangle population growth
Those are facts and observable trends.
Predicting what a particular house will be worth three, five or ten years from now is a forecast.
Mortgage rates, employment, inventory, household income, economic conditions and housing supply can all affect future prices.
My approach with buyers is simple:
Buy a home that makes sense based on today's finances and your expected time horizon not because someone promised you tomorrow's appreciation.
Who Should Consider Moving to Wendell, NC?
Wendell may be worth exploring if you:
-
Want to live in Wake County
-
Are considering communities east of Raleigh
-
Want newer construction
-
Like master-planned-community amenities
-
Work remotely or have a hybrid schedule
-
Want access to Raleigh without living in Raleigh
-
Prefer more housing options than your budget provides in some other Triangle communities
-
Like having both new development and an established downtown nearby
Wendell may be less attractive if your highest priority is minimizing a daily commute to RTP, Durham, Chapel Hill or western Wake County.
The best Triangle community depends on where you work, what you can comfortably afford and how you actually want to live.
7 Things to Check Before Buying a Home in Wendell
1. Drive Your Actual Commute
Don't rely solely on an online map.
Drive it during your normal commuting hours.
2. Compare New Construction With Resale
Builders may offer incentives that change the financial comparison.
Look beyond the advertised purchase price.
3. Understand the HOA
Know the monthly or annual cost, what it covers and what restrictions apply.
4. Research Nearby Development
Find out what may be built around the property.
Today's vacant land may not remain vacant.
5. Review Comparable Sales
Understand what similar homes have actually sold for.
6. Think About Resale Competition
If builders will still be selling new homes when you eventually move, understand how that could affect your resale strategy.
7. Look Beyond Appreciation
Ask yourself:
Would I still be comfortable owning this home if prices were relatively flat for several years?
If the answer is yes, you are evaluating the purchase from a much stronger position.

It's to understand where the Triangle is growing and decide whether buying there makes sense for you.
